 installs commercial heating, cooling and ventilation systems for new buildings, retrofits and tenant fit-outs across Toronto and the GTA. Our scope runs from the first load calculation to the final commissioning report: rooftop units, split systems, VRF, VAV, chiller plants, boiler rooms, make-up air and controls.

Installations go wrong in predictable ways. Equipment is sized from the old nameplate instead of a real load, so new units short cycle or never catch up. Crane days slip because road permits were not booked. Controls are left to the end and the BAS never sees half the points. Ductwork and piping clash with sprinklers because trades did not coordinate. We plan around all four before anything is ordered.

Projects range from $18,000 for a single rooftop unit up to $450,000 for a chiller plant. Most tenant fit-outs fall between $45,000 and $220,000. Every project gets a written scope and fixed price, and every installation carries a 2-year labour warranty.

## What Does Commercial HVAC Installation Include?

### Load calculation and design

We calculate heating and cooling loads room by room using real occupancy, glazing, lighting and equipment loads. That drives equipment selection, zoning and duct or piping sizing, and it is checked against ASHRAE 90.1 and Ontario Building Code SB-10.

### Equipment setting and rigging

Rooftop units, chillers, cooling towers and make-up air units usually go up by crane. We write the rigging plan, book the crane and road permits and run the lift with our own crew on the roof.

### Piping, ductwork and venting

Refrigerant piping for VRF and split systems is brazed under nitrogen and pressure tested. Hydronic piping for boilers and chillers is flushed before fill. Gas piping and venting follow CSA B149.1.

### Controls and commissioning

Thermostats, VAV controllers and plant controls are wired and programmed, then tied into the BAS over BACnet or Modbus. Start-up, balancing and a commissioning report close the job. For controls-heavy projects, see

## When Is a New Installation the Right Call?

-   **New construction or shell space.** A new building or a base-building shell needs a full design.
-   **Tenant improvement.** A new tenant changes occupancy, partitions or equipment loads.
-   **Change of use.** Office to lab, retail to restaurant or warehouse to light manufacturing changes the load completely.
-   **Failed or end-of-life systems.** When replacing like-for-like no longer fits the building, a redesign often saves operating cost for the next 20 years.

## What Drives Installation Cost?

1.  **Tonnage and capacity.** Bigger loads mean bigger equipment and more distribution.
2.  **Access.** Crane size, road closures and roof structure add real cost on tight downtown sites.
3.  **Electrical and gas service.** Upgrading a panel or a gas meter can add tens of thousands.
4.  **Controls scope.** Tying into an existing BAS costs less than building a new one.
5.  **Schedule.** After-hours and weekend work in occupied buildings costs more but keeps tenants operating.

The biggest cost drivers are tonnage, crane access and road permits, electrical service upgrades, gas piping, controls scope and whether the work happens during tenant hours. We price every project from a site survey and load calculation, then give you a written scope with a fixed price before mobilization so the budget does not drift once equipment is on order.

### Do you handle permits and crane lifts?

Yes. We pull mechanical permits, book crane lifts and City of Toronto or regional road occupancy permits, and coordinate with the utility for gas and electrical service. Lifts are usually scheduled for early mornings or weekends to keep streets and tenants clear. The rigging plan and lift schedule are shared in writing before the day, and our project lead is on site for every lift.

### How long does a commercial HVAC installation take?

A single RTU swap is usually one day on site once equipment arrives. Tenant fit-outs run two to eight weeks depending on size and the GC schedule. Chiller plants and boiler rooms take four to twelve weeks on site. Equipment lead times currently add four to twelve weeks before mobilization, so early ordering matters.

### Do you install VRF systems?

Yes. We install Mitsubishi City Multi and Daikin VRV systems, including heat recovery systems with branch selector boxes. VRF retrofits have been the largest Toronto office tenant improvement category in recent years because they handle mixed heating and cooling loads well.

### Which codes and standards do you design to?

ASHRAE 90.1 for energy, Ontario Building Code including SB-10, CSA B149.1 for gas and CSA B52 for refrigeration. Commissioning reports document the as-built performance against design.

### Can you work with our general contractor or architect?

Yes. We work as the mechanical subcontractor on many fit-outs and coordinate drawings, rough-in schedules and inspections with the GC and other trades.

### What warranty comes with an installation?

Installations carry a 2-year labour warranty. Manufacturer parts warranties are registered at start-up and passed through to you.

### Will the new system tie into our BAS?

Yes. BACnet or Modbus integration is planned at the design stage and completed at start-up, with alarms and trends set up in your existing building automation system.

### Are there incentives for high-efficiency equipment?

Enbridge and IESO programs often support high-efficiency boilers, heat pumps and controls. We help with pre-approval paperwork where programs require it before equipment is ordered.

### Do you install in occupied buildings?

Most of our installs are in occupied buildings. We phase work by floor or zone, schedule noisy work after hours and keep temporary heat or cooling on site when a system has to come down.
