A heat exchanger develops a hairline crack. Without scheduled visits, those signs get missed until a unit fails on the hottest or coldest day of the year, when parts and technicians are hardest to get.

## What Does a Commercial HVAC Maintenance Program Cover?

### Rooftop units and split systems

Filters, belts, bearings, coils, condensate drains and pans, electrical connections, contactors and capacitors, refrigerant pressures, economizer operation and thermostat calibration. Heating season adds combustion analysis and heat exchanger inspection.

### Boilers and heating equipment

Burner and flame safeguard checks, low-water cutoff testing, combustion tuning, venting inspection and pump and valve checks. Gas work follows CSA B149.1.
