Toronto Commercial HVAC

handles commercial HVAC repair for offices, restaurants, retail plazas, warehouses and institutions across Toronto and the GTA. We repair the whole mechanical stack: rooftop units, split systems, VRF, chillers, boilers, make-up air units and unit heaters. Our technicians hold TSSA G1 and G2 gas tickets, ESA authorization and 313A refrigeration licences, so one crew can follow a fault from the gas train to the compressor to the control board.

Most commercial breakdowns come from a short list of failure modes. Contactors pit and weld shut. Run capacitors swell and drift out of spec. ECM blower motors lose their modules after a power surge. Scroll compressors trip on high head pressure when condenser coils are packed with cottonwood. Economizer actuators stick and let hot outside air flood the building. Boiler flame safeguard controls lock out on weak flame signals. We test for the cause before we replace anything, because swapping parts until the fault goes away is the most expensive way to repair a building.

Pricing starts with a $185 diagnostic. That fee is waived when the approved repair is over $750. Typical minor repairs run $450 to $1,200, and major components run $1,200 to $5,500. After-hours calls add a $185 surcharge. You get a written quote with parts, labour, refrigerant and any lift costs listed separately before work begins.

## What Does Commercial HVAC Repair Cover?

Commercial HVAC repair covers any fault that stops heating, cooling or ventilation from meeting the building’s design conditions. In practice we see four groups of equipment.

### Rooftop units and split systems

Packaged RTUs from 3 to 150 tons make up most Toronto commercial calls. We repair compressors, condenser fan motors, blower motors and belts, gas heat sections, economizers and controls on Trane Voyager, Carrier 48TC, York Predator, Lennox Landmark, Daikin Rebel and AAON RN units. For RTU-specific detail, see our

rooftop unit repair

[/rooftop-unit-repair/ →](/rooftop-unit-repair/)

 service.

### Chillers and chilled water

Air-cooled and water-cooled chillers, pumps, valves and fan coil units. Chiller faults often show up first as tenant comfort complaints on upper floors, so we check the plant and the air side together.

### Boilers and heating

Hydronic, steam and condensing boilers, unit heaters, radiant tube heaters and RTU gas heat. Gas work follows CSA B149.1, and every gas repair ends with a combustion and CO test. Boiler-specific work is covered on our

commercial boiler repair

[/commercial-boiler-repair/ →](/commercial-boiler-repair/)

 page.

### Ventilation and controls

Make-up air units, exhaust interlocks, VAV boxes, thermostats and BAS points. A failed actuator or a bad sensor can make healthy equipment look broken, so controls are part of every diagnosis.

## When Do You Need Commercial HVAC Repair?

Call for repair when the building shows any of these signs:

- **Short cycling.** Units starting and stopping every few minutes point to a control, pressure or sizing problem.
- **Warm or cold zones.** One side of the floor is uncomfortable while the other is fine. Often a VAV box, damper or economizer.
- **Lockouts and alarms.** Ignition lockout, high-pressure lockout or a BAS alarm that keeps coming back after a reset.
- **Rising energy bills.** A 10-20% jump with no change in occupancy usually means a unit is fighting itself.
- **New noises or smells.** Grinding bearings, squealing belts or a gas smell. If you smell gas, leave the area and call your gas utility first.
- **Water where it should not be.** Ceiling stains below rooftop units mean plugged drains or failed roof adapters.

## Cost Guide: Commercial HVAC Repair in Toronto

| Repair | Typical range | Notes |
| --- | --- | --- |
| Diagnostic | $185 | Waived on repairs over $750 |
| Contactor or capacitor | $450-$750 | Usually on the truck |
| Igniter, flame sensor, pressure switch | $450-$900 | Gas heat sections and boilers |
| Condenser fan motor | $650-$1,400 | Size and voltage dependent |
| ECM blower motor | $1,200-$2,800 | Module or full motor |
| Economizer actuator and controls | $750-$1,800 | Includes sensor checks |
| Scroll compressor | $3,500-$5,500 | Plus refrigerant |
| Heat exchanger replacement | $2,800-$5,500 | Where parts are still available |
| After-hours surcharge | $185 | Evenings, nights, weekends |

Three things move the price most: access (crane, lift or roof hatch only), refrigerant type and quantity, and whether parts are stocked locally. We list each one on the quote.

## Common Commercial HVAC Failures We Fix

### Electrical faults

Pitted contactors, weak capacitors and loose lugs cause a large share of no-cooling calls. These are cheap parts, but a failed capacitor can take a compressor with it if it is ignored.

### Refrigerant leaks

Low charge shows up as frozen evaporator coils or high discharge temperatures. We run an electronic leak search, repair the leak and pressure test before recharging. Topping up a leaking system without finding the leak only delays the next call.

### Airflow problems

Plugged filters, slipping belts, failed blower motors and stuck dampers starve the coil of air. Airflow faults also crack heat exchangers on gas units, so we treat them as a safety issue as well as a comfort issue.

### Control and sensor faults

Failed thermostats, bad discharge air sensors and lost BAS communication make good equipment run badly. We check the controls before condemning any major component.

## Repair, Replace or Wait?

A single repair under $1,500 on a unit younger than 15 years almost always makes sense. Once a rooftop unit passes 18 years, or when one repair is more than half the cost of a new unit, we put both options in writing: repair cost, expected remaining life and the

commercial HVAC replacement

[/commercial-hvac-replacement/ →](/commercial-hvac-replacement/)

cost for the same unit. Many property managers use that sheet to move a unit into next year’s capital plan instead of paying for the same failure twice.

## Commercial HVAC Repair Across Toronto and the GTA

Our crews work Bay Street towers, King West converted warehouses, Dixie-Mavis industrial parks, Hwy 400 distribution centres and Scarborough Junction plants every week. Because we cover 20+ GTA cities from staged crews, the 2-4 hour emergency window holds from Etobicoke to Markham. Buildings on a

program get priority routing and fewer repair calls in the first place.

## HVAC Repair FAQs

### How much does commercial HVAC repair cost in Toronto?

+

Most commercial HVAC repairs in Toronto land between $450 and $1,200 for minor components and $1,200 to $5,500 for major components such as compressors, blower motors or heat exchangers. Every job starts with a $185 diagnostic, which is waived when the approved repair is over $750. After-hours calls add a $185 surcharge. Crane lifts, refrigerant and specialty parts are listed separately on the written quote so you can see exactly where the money goes. For chillers and large boilers we assess first and quote the scope in writing, because the range on plant equipment is too wide to price by phone.

### How fast can you get to my building?

+

Emergency calls get a 2-4 hour response across Toronto and the GTA, 24 hours a day. Routine repairs are usually booked within one to two business days. Restaurants, grocery and healthcare sites get priority routing because product and patient risk climbs fast. Contract maintenance sites move to the front of the queue. Dispatch confirms the arrival window by phone and the technician calls ahead with access questions, such as roof hatch keys, ladder locations or security sign-in.

### What does the $185 diagnostic include?

+

The diagnostic covers a licensed technician's time to find the root cause and write it up. That means electrical tests on contactors, capacitors and motors, airflow and filter checks, combustion analysis on gas equipment and refrigerant pressure readings on cooling circuits. You receive written findings with photos and a fixed repair quote. If the approved repair is over $750, the diagnostic fee is waived. If you decide not to proceed, you keep the findings, which many facility teams use for budget requests.

### Which equipment do you repair?

+

Packaged rooftop units from 3 to 150 tons, split systems, VRF, air-cooled and water-cooled chillers, hydronic and steam boilers, make-up air units, unit heaters, cooling towers and building controls. Brands include Trane, Carrier, York, Lennox, Daikin and AAON for cooling, and Lochinvar, IBC, Viessmann and Weil-McLain for boilers.

### Do you repair equipment that another contractor installed?

+

Yes. Most of our repair calls are on equipment we did not install. We record nameplate data and condition on the first visit so the unit is properly documented going forward.

### Is there a warranty on repairs?

+

Yes. Repairs carry a 90-day labour warranty, and manufacturer parts warranties are passed through to you. Warranty work is tied to the original work order, so a return visit does not start from zero.

### Are your technicians licensed for gas work on large equipment?

+

Yes. Our gas technicians hold TSSA G1 and G2 tickets, which cover rooftop gas heat sections, unit heaters, boilers and make-up air units well above residential sizes. ESA and 313A refrigeration are also in-house.

### When does repair stop making sense?

+

As a rule of thumb, reactive repair stops paying around year 18-22 for rooftop units and year 25-30 for chillers, or when a single repair costs more than half of a replacement. We flag those units in writing so the decision is backed by data.

### Can you work after hours to avoid tenant disruption?

+

Yes. Planned repairs can be scheduled early morning, evenings or weekends. After-hours work carries a $185 surcharge, which we list on the quote before you approve.

### Do you provide documentation for insurers or property managers?

+

Every call ends with a written report: findings, readings, photos, parts used and recommendations. Certificates of insurance ($5M CGL) and WSIB clearance are available before the first visit.
