# Downtown Restaurant Row 45-Site Refrigeration MSA

One contractor, one log format and one phone number for 45 downtown kitchens, with per-site billing for the operator group.

Master service agreement covering refrigeration PM and 24-hour repair for 45 restaurant sites across the Entertainment District, King West and Chinatown: walk-ins, reach-ins, prep tables and ice machines.

The Challenge

## What the Building Needed

The operator group ran 45 kitchens with five different refrigeration vendors, inconsistent response and no single record of equipment age or repair spend. Tight rear-lane access and short service windows made scheduling hard.

Our Approach

## How We Did It

1.  01 Inventoried every refrigerated box and condensing unit across 45 sites and set a quarterly PM route by neighbourhood.
2.  02 Scheduled PM visits between lunch and dinner service or before opening to stay out of the line.
3.  03 Ran all emergencies through the 24-hour food-service priority line with 313A mechanics.
4.  04 Issued per-site monthly cost allocation and a quarterly portfolio report for the operations director.
