# Etobicoke QSR 32-Store RTU Age Audit + Replacement Phase 1

A 32-store RTU age audit that ranked every unit by risk, followed by a phase 1 replacement of the oldest units with zero lost trading days.

Age and condition audit of rooftop units across a 32-store quick-service restaurant portfolio, followed by phase 1 replacement of the highest-risk units, starting with stores along The Queensway.

The Challenge

## What the Building Needed

The franchise group had no reliable record of unit ages across 32 stores. Breakdowns in July closed dining rooms and drove repair spend, and the capital budget needed a ranked list it could defend.

Our Approach

## How We Did It

1.  01 Visited every store and recorded nameplate data, refrigerant, heat exchanger condition and repair history for each unit.
2.  02 Ranked units by failure risk and repair-cost ratio and presented a three-phase plan.
3.  03 Replaced phase 1 units overnight or before opening so no store lost a trading day.
4.  04 Verified make-up air interlocks and kitchen pressurization on every store touched.

Results

## Measured Outcomes

-   Ranked replacement list for all 32 stores
-   Phase 1 completed with zero lost trading days
-   Capital plan for phases 2 and 3 built on recorded data
