# North York Office Tower MUA Full Replacement

A failed 25-year-old make-up air unit replaced over one weekend, with the food court exhaust interlocks and building pressurization rebalanced.

Full replacement of a failed rooftop make-up air unit serving corridors and the ground-floor food court in a Yonge-Sheppard office tower, including crane lift, gas train, controls and airflow balancing.

The Challenge

## What the Building Needed

The tower make-up air unit failed in late fall with a cracked burner section and seized blower bearings. Without it, food court exhaust pulled the lobby negative and doors were hard to open.

Our Approach

## How We Did It

1.  01 Assessed the failed unit and confirmed replacement was cheaper than a burner and blower rebuild on a 25-year-old casing.
2.  02 Ordered a direct-fired replacement sized to the measured exhaust airflow, not the old nameplate.
3.  03 Set the new unit by crane on a Saturday and completed gas, electrical and controls on Sunday.
4.  04 Rebalanced supply against food court exhaust and verified the exhaust interlocks.

Results

## Measured Outcomes

-   Building pressurization restored, lobby door issue resolved
-   Replacement completed over one weekend
-   Discharge temperature now trended in the BAS
