# Vaughan Grocery Chain 11-Store Walk-In Freezer PM

Quarterly PM on every walk-in freezer and cooler in the chain, with a 24-hour priority line. The contract averaged a 2:40 emergency response through 2025 with zero product loss.

Scheduled refrigeration maintenance and 24-hour emergency coverage for walk-in freezers, walk-in coolers and condensing units across an 11-store grocery chain in Vaughan and York Region.

The Challenge

## What the Building Needed

The chain had lost product twice in one year to freezer failures that started as iced coils and failed defrost. Each store had a different contractor history, no common records and no reliable after-hours response.

Our Approach

## How We Did It

1.  01 Built a single equipment inventory for all 11 stores with model, serial, refrigerant and age for every box.
2.  02 Set quarterly PM: condenser coil cleaning, defrost and drain line heater checks, door gasket and heater checks, controller setpoint review.
3.  03 Put every store on the 24-hour food-service priority line with a 313A mechanic on call.
4.  04 Issued a written compliance log after every visit for the chain food safety file.

Results

## Measured Outcomes

-   2:40 average emergency response in 2025
-   Zero product loss across all 11 stores in 2025
-   Iced-coil calls down sharply after the first two PM cycles
-   One compliance log format across the whole chain
