Toronto Commercial HVAC installs commercial air conditioning for office fit-outs, tenant improvements, retail units, server rooms and chilled water extensions across Toronto and the GTA. We install split and ductless systems, VRF heat recovery systems and new chilled water branches with fan coils.
New AC installs fail for avoidable reasons. Equipment is sized from square footage instead of a real load, so meeting rooms overheat while open areas run cold. Refrigerant piping is brazed without nitrogen and leaks within a year. VRF systems get one thermostat per floor instead of proper zoning. Condensate lines are run without fall. We design, install and commission to stop each of those problems before they start.
Projects run from about $14,000 for a single split system to $220,000 for a large VRF fit-out. Every installation includes a load calculation, a commissioning report and a 2-year labour warranty.
Types of Commercial AC Systems We Install
Split and ductless systems
Best for server rooms, small offices, retail units and single zones. Fast to install and simple to maintain.
VRF heat recovery
Mitsubishi City Multi and Daikin VRV systems for office floors with many zones and mixed heating and cooling loads. VRF retrofit was the largest Toronto office TI category in 2024-26 because it fits existing ceilings and gives every room its own control.
Chilled water extensions
New branches, valves and fan coils off an existing central chiller plant. Often the cheapest path when the plant has spare capacity. Plant capacity checks fall under commercial chiller service.
Packaged rooftop units
For single-storey retail and industrial buildings, see rooftop unit installation.
Cost Guide: Commercial AC Installation
| System | Typical range | Typical timeline on site |
|---|---|---|
| Single split or ductless | $14K-$45K | 1-3 days |
| Chilled water extension | $25K-$120K | 1-4 weeks |
| VRF heat recovery fit-out | $60K-$220K | 2-6 weeks |
When Do You Need a New AC Installation?
- A tenant improvement adds meeting rooms, labs or a server room.
- A change of use increases occupancy or equipment load.
- Existing systems cannot zone the space the way the tenant works.
- An old system has reached end of life and needs a redesign, not a copy.
How We Choose the Right System
We compare first cost, operating cost, lease term, base building constraints and maintenance access. A 10-year lease on a single office floor points one way, an owner-occupied building another. You get the comparison in writing, and our commercial HVAC installation team handles the full mechanical scope if heating and ventilation are changing too.
AC Installation Across Toronto and the GTA
Our Markham tech campus VRF fit-out put 24 indoor units across two floors for $215,000 on the TI schedule. We also install in downtown towers, North York offices and Mississauga and Vaughan business parks, with controls tied in through our BMS and HVAC controls team.
