What Does Commercial HVAC Repair Cover?

Commercial HVAC repair covers any fault that stops heating, cooling or ventilation from meeting the building’s design conditions. In practice we see four groups of equipment.

Rooftop units and split systems

Packaged RTUs from 3 to 150 tons make up most Toronto commercial calls. We repair compressors, condenser fan motors, blower motors and belts, gas heat sections, economizers and controls on Trane Voyager, Carrier 48TC, York Predator, Lennox Landmark, Daikin Rebel and AAON RN units. Chillers and chilled water

Air-cooled and water-cooled chillers, pumps, valves and fan coil units. Chiller faults often show up first as tenant comfort complaints on upper floors, so we check the plant and the air side together.

Boilers and heating

Ventilation and controls

Make-up air units, exhaust interlocks, VAV boxes, thermostats and BAS points. A failed actuator or a bad sensor can make healthy equipment look broken, so controls are part of every diagnosis.

When Do You Need Commercial HVAC Repair?

Call for repair when the building shows any of these signs:

  • Short cycling. Units starting and stopping every few minutes point to a control, pressure or sizing problem.
  • Warm or cold zones. One side of the floor is uncomfortable while the other is fine. Often a VAV box, damper or economizer.
  • Lockouts and alarms. Ignition lockout, high-pressure lockout or a BAS alarm that keeps coming back after a reset.
  • Rising energy bills. A 10-20% jump with no change in occupancy usually means a unit is fighting itself.
  • New noises or smells. Grinding bearings, squealing belts or a gas smell. If you smell gas, leave the area and call your gas utility first.
  • Water where it should not be. Ceiling stains below rooftop units mean plugged drains or failed roof adapters.

Common Commercial HVAC Failures We Fix

Electrical faults

Pitted contactors, weak capacitors and loose lugs cause a large share of no-cooling calls. These are cheap parts, but a failed capacitor can take a compressor with it if it is ignored.

Refrigerant leaks

Low charge shows up as frozen evaporator coils or high discharge temperatures. We run an electronic leak search, repair the leak and pressure test before recharging. Topping up a leaking system without finding the leak only delays the next call.

Airflow problems

Plugged filters, slipping belts, failed blower motors and stuck dampers starve the coil of air. Airflow faults also crack heat exchangers on gas units, so we treat them as a safety issue as well as a comfort issue.

Control and sensor faults

Failed thermostats, bad discharge air sensors and lost BAS communication make good equipment run badly. We check the controls before condemning any major component.

Repair, Replace or Wait?

A single repair under $1,500 on a unit younger than 15 years almost always makes sense. Once a rooftop unit passes 18 years, or when one repair is more than half the cost of a new unit, we put both options in writing: repair cost, expected remaining life and the commercial HVAC replacement cost for the same unit. The diagnostic covers a licensed technician's time to find the root cause and write it up. You receive written findings with photos and a fixed repair quote. If the approved repair is over $750, the diagnostic fee is waived. If you decide not to proceed, you keep the findings, which many facility teams use for budget requests.

Which equipment do you repair?

Do you repair equipment that another contractor installed?

Yes. Most of our repair calls are on equipment we did not install. We record nameplate data and condition on the first visit so the unit is properly documented going forward.

Is there a warranty on repairs?

Yes. Repairs carry a 90-day labour warranty, and manufacturer parts warranties are passed through to you. Warranty work is tied to the original work order, so a return visit does not start from zero.

Are your technicians licensed for gas work on large equipment?

Yes. Our gas technicians hold TSSA G1 and G2 tickets, which cover rooftop gas heat sections, unit heaters, boilers and make-up air units well above residential sizes. ESA and 313A refrigeration are also in-house.

When does repair stop making sense?

As a rule of thumb, reactive repair stops paying around year 18-22 for rooftop units and year 25-30 for chillers, or when a single repair costs more than half of a replacement. We flag those units in writing so the decision is backed by data.

Can you work after hours to avoid tenant disruption?

Yes. Planned repairs can be scheduled early morning, evenings or weekends. After-hours work carries a $185 surcharge, which we list on the quote before you approve.
