The Challenge
What the Building Needed
The park had 14 rooftop units between 19 and 24 years old, several on R-22, with repair costs climbing every summer. Tenants ran light manufacturing and warehousing on weekday shifts, so no unit could be down during working hours, and the landlord needed cost allocation per tenant before work started.
Our Approach
How We Did It
- 01 Audited every unit for age, refrigerant type, heat exchanger condition and repair history, then ranked them for replacement.
- 02 Recalculated load for each tenant space, which right-sized three units down and two units up.
- 03 Booked Sunday crane days and road permits, removing and setting up to four units per lift day.
- 04 Fabricated roof adapters so new units dropped onto existing openings without roof rework.
- 05 Wrote per-tenant cost allocation before each phase and tied every unit into the park BAS for remote alarms.
Results
Measured Outcomes
- 14 units replaced in 6 weeks with zero tenant downtime
- All R-22 equipment retired from the property
- Per-tenant cost allocation signed off before every lift
- 2-year labour warranty on all installs, manufacturer parts warranty registered at start-up
