Rooftop units fail in patterns. On the cooling side: contactors pit, capacitors weaken, condenser fan motors seize, microchannel coils foul and compressors trip on high head pressure. On the air side: belts glaze, blower motors fail and economizer actuators stick. On the heating side: igniters crack, inducers fail and heat exchangers develop cracks. Water problems come from plugged drains and failed seals at the roof adapter.
RTU repairs typically cost $450 to $5,500, plus a $185 diagnostic waived on repairs over $750. Emergency parts cover about 80% of the Toronto commercial RTU fleet, so most repairs close on the first visit.

Cooling section

Air section
Blower motors (belt and ECM), belts and pulleys, filters, dampers and economizers. Economizer faults are one of the most common and most ignored problems on Toronto RTUs.
Heating section

Controls
Unit controllers, thermostats, sensors and BAS communication. A bad discharge air sensor can make a healthy unit look broken.

Signs Your Rooftop Unit Needs Repair
- Warm air in cooling mode, or cold air in heating mode.
- Short cycling or frequent lockouts.
- Water stains or drips below the unit.

Rooftop Safety
Every RTU repair follows our fall-arrest protocol: anchors and lanyards, edge protection near drop-offs, ladder tie-offs and Working at Heights certified technicians. In winter we clear snow and ice around the unit before work starts. If your roof has no anchors, we bring a portable system.
Repair or Replace Your RTU?
Repair is usually the right call on units under 15 years. Once an RTU passes 18-22 years, runs on R-22 or has a cracked heat exchanger, we quote rooftop unit installation side by side with the repair so the decision is clear.
