Market Context

Much of the GTA's commercial stock was built or refitted in the 1990s and 2000s, so a large share of rooftop units are now in the 18-22 year range where reactive repair stops paying, and many chiller plants are approaching year 25-30. Do you work on residential HVAC?

No. Toronto Commercial HVAC has been commercial-only for 20+ years: offices, retail, restaurants, grocery, industrial, healthcare and institutional buildings. That focus is why our trucks carry rooftop unit, boiler and refrigeration parts instead of house furnace parts, and why every technician holds commercial tickets. A residential contractor can often fix a 3-ton split, but a 60-ton Trane Voyager, a 450-ton centrifugal chiller or a low-temp walk-in freezer needs TSSA G2 gas work, 313A refrigeration and a documentation habit that property managers and insurers expect. We would rather do one kind of work properly than two kinds of work halfway.

How fast can a technician reach my building in an emergency?

Emergency calls get a 2-4 hour response across Toronto and the GTA, 24 hours a day. Restaurants, grocery and healthcare get priority routing because product and patient risk climbs fast: one hour of walk-in freezer failure can mean $8K in lost product. How much is a commercial HVAC diagnostic?

$185 for HVAC and $225 for refrigeration. The HVAC diagnostic is waived when the approved repair is over $750. After-hours calls add a $185 surcharge. The diagnostic covers the technician's time to find the root cause, test the related components and write up the findings. You get a written quote before any repair starts, with parts, labour and any lift or access costs listed separately. If you decide not to proceed, you still keep the written findings, which many facility teams use for budgeting or reserve fund planning.

What licences do your technicians hold?

TSSA G1 and G2 gas, ESA electrical authorization and 313A refrigeration. The company carries $5M CGL, full WSIB coverage and has been Enbridge-authorized since 2006. G2 technicians handle appliances up to 400,000 BTU/h, and G1 technicians handle the large boilers, make-up air units and rooftop gas sections above that. 313A mechanics handle refrigerant work on chillers, walk-ins and condensing units. Certificates of insurance and WSIB clearance letters are available on request before the first visit, which most property management firms require for vendor onboarding.

Do you offer a warranty?

Yes. Repairs carry a 90-day labour warranty and installations or replacements carry a 2-year labour warranty. Manufacturer parts warranties are passed through to you. Every warranty is tied to the written work order, so if a repaired component fails inside the window, the return visit is labour-free and the original findings are already on file. On installations we register equipment with the manufacturer at start-up so parts coverage begins on the day of commissioning, not the day the unit shipped.

Trane, Carrier, York, Lennox, Daikin and AAON for RTUs and chillers; Lochinvar, IBC, Viessmann and Weil-McLain for boilers; Copeland, Heatcraft, True and Traulsen for refrigeration. We also work on Reznor and Modine heaters, Captive-Aire and Greenheck make-up air, BAC, Marley and Evapco cooling towers, and Johnson Controls, Siemens, Honeywell and Delta building controls.

$185 per visit for a single site, or $18K-$85K a year for building-wide programs. Reactive HVAC spend averages 40% more than planned PM. Pricing depends on equipment count, tonnage, visit frequency (monthly, quarterly or semi-annual) and whether chillers and cooling towers are in scope. Every visit ends with a written condition report.

When should we replace instead of repair?

For most buildings reactive repair stops paying around year 18-22 for rooftop units and year 25-30 for chillers. We document condition per unit so the decision is backed by data, and we flag units where a single repair would cost more than half of a replacement.

Can you handle multi-site portfolios?

Yes. Multi-site MSAs cover 3-50+ sites with one point of contact, written cost allocation, insurance letters and board-grade reporting. Our largest active program is a 45-site downtown restaurant refrigeration MSA.

Can you clear an Enbridge Red Tag?

Yes. We have been Enbridge-authorized since 2006. Our TSSA G1 and G2 technicians repair the deficiency, run combustion and CO tests and coordinate clearance so the tag can be removed. Our Scarborough warehouse project cleared seven red-tagged appliances in nine working days.

Do you repair commercial refrigeration as well as HVAC?

Yes. 313A licensed mechanics repair and maintain walk-in coolers and freezers, reach-ins, prep tables and display cases. Refrigeration calls get 24-hour priority because product can enter the temperature danger zone within 2-4 hours. The refrigeration diagnostic is $225.

Can you provide certificates of insurance and WSIB clearance?

Yes. Certificates of insurance for our $5M commercial general liability policy, WSIB clearance letters and licence copies are sent before the first visit or uploaded to your vendor portal.
