Toronto Commercial HVAC installs and replaces packaged rooftop units across Toronto and the GTA for new construction, tenant improvements, end-of-life swaps and capacity upgrades. We set units from 3 to 150 tons, including Carrier 48TC, Trane Voyager, York, Lennox, Daikin Rebel and AAON.
Rooftop unit installs go wrong in four places. The new unit is copied from the old nameplate instead of sized from a load calculation. The crane day slips because road permits were not booked. The new unit does not match the existing roof opening, so the roof gets cut and leaks. Controls are left as an afterthought and the BAS never sees the unit. We plan around all four.
Installed pricing runs $18,000 to $95,000 per unit depending on tonnage, crane logistics and electrical scope. Programs above 4 units get 10-15% off, and every install carries a 2-year labour warranty.
What Does RTU Installation Include?
Load calculation and selection
We size each unit from the actual space load, not the old nameplate. Buildings that changed use often need a different size, and right-sizing saves money twice: on the unit and on every hour it runs.
Rigging and crane lift
Rigging plan, crane booking and municipal road occupancy permits. Lifts are usually on early weekend mornings, and multiple units can share one crane day.
Roof adapter fabrication
New units rarely match the old footprint. We fabricate a roof adapter so the new unit sits on the existing opening with a sealed transition and no new roof cuts.
Electrical, gas and controls
New fused disconnects where required, gas connections to CSA B149.1, condensate drains and controls integration with your BAS. For larger controls projects, see BMS and HVAC controls.
RTU Installation Cost by Size
| Unit size | Typical installed price | Typical use |
|---|---|---|
| 3-7.5 tons | $18K-$32K | Retail units, restaurants, small offices |
| 10-25 tons | $32K-$65K | Plazas, office floors, light industrial |
| 30+ tons | $65K-$95K | Big-box, industrial, institutional |
| 4+ unit programs | 10-15% off | Plazas, portfolios, campuses |
When Is It Time for a New Rooftop Unit?
- The existing RTU is past 18-22 years or runs on R-22.
- A major repair costs more than half of a new unit.
- The heat exchanger is cracked.
- The space has changed use and the unit cannot keep up.
- New construction or shell space needs a first install.
Planning a Multi-Unit RTU Program
For plazas and portfolios, we audit every unit, rank them by risk and group replacements into phases. Units on the same block can share a crane day, and the 10-15% program discount applies above 4 units. Our Mississauga industrial park program replaced 14 Carrier 48TC units for $420,000 in six weeks with zero tenant downtime. Broader multi-system programs sit under commercial HVAC replacement.
RTU Installation Across Toronto and the GTA
We install in Mississauga and Brampton industrial parks, Vaughan and Markham retail, Etobicoke QSR stores and plazas across Scarborough and North York. If your existing unit just needs a fix, start with rooftop unit repair.
