What Does Commercial Chiller Service Include?

Assessment and testing

Vibration analysis, oil analysis, refrigerant analysis, eddy current tube testing and a review of BAS trends. The result is a written condition report per machine.

Repair

Starters and VFDs, controls and sensors, purge units, oil pumps, valves, refrigerant leaks and pumps. Emergencies get a 2-4 hour response.

Rebuild

Compressor and motor rebuilds with new bearings, seals and gaskets, tube plugging or retubing, and full start-up testing.

Replacement

Rigging plan, demolition, new chiller set, piping and electrical, controls and commissioning to ASHRAE 90.1.

How much does commercial chiller service cost in Toronto?

Chiller service costs in Toronto depend on what the plant needs. A full plant assessment with vibration, oil and refrigerant analysis and eddy current tube testing starts at about $4,500. Repairs to controls, starters, sensors, pumps, purge units and leaks are quoted after diagnosis. Compressor and motor rebuilds typically run $18,000 to $65,000 per machine. Full chiller replacements run $85,000 to $450,000 depending on tonnage, chiller type, refrigerant and the rigging needed to get the old machine out and the new one in. Every rebuild or replacement starts with a written assessment so the decision is based on measured condition, not age alone.

Should we rebuild or replace our chiller?

Rebuild usually makes sense when the shell, tubes and heat exchangers test well and the refrigerant is still serviceable. Replacement makes more sense past year 25-30, on R-22 or R-123 machines with major issues, or when energy savings from a modern machine pay back quickly. Our assessment puts rebuild cost, replacement cost, remaining life and energy impact side by side.

What is eddy current tube testing?

A probe is pushed through each chiller tube to measure wall thickness and find pitting, erosion and cracks before they leak. It tells you how many tubes need plugging or replacement and whether a retube is coming. We recommend it every three to five years on water-cooled machines.

What does approach temperature tell us?

Approach is the difference between refrigerant temperature and leaving water temperature. Rising approach means fouled tubes, low refrigerant or non-condensables, and it costs energy every hour the chiller runs. We track it on every PM visit.

Which chiller brands do you service?

Trane Series R and CenTraVac, Carrier 30XA and 19XRV, York YLAA and YK, Daikin WMC and WME magnetic bearing chillers, plus older McQuay and Dunham-Bush units.

Can you keep the building cool during a rebuild?

Yes. Multi-chiller plants are staged one machine at a time. Single-chiller buildings get a temporary trailer-mounted chiller tied into the loop.

How do you handle refrigerant?

All refrigerant is recovered, stored and logged by 313A mechanics following ASHRAE Guideline 3 practice and federal and provincial rules.

Do you offer chiller maintenance programs?

Yes. Monthly or quarterly plant PM, annual tube cleaning, oil analysis and tube testing on a schedule, including 10-year programs for towers.

Do you service cooling towers with the chiller?

Yes. Cooling tower repair, water treatment and legionella records are usually bundled with water-cooled chiller programs.

How fast can you respond to a chiller failure?
